This means buying buildings with several rental units under one roof, such as a 6-plex, a 10-unit apartment building, and so on, instead of one house at a time. You collect rent from multiple tenants, which spreads out your risk and builds your income faster than owning a single property. Most people have never done this before, so we walk you through exactly how it works, from the numbers to the financing, before you commit a dollar.

EXAMPLE

A 10-unit apartment building priced below what its rental income actually justifies. Instead of paying the full price in cash at closing, part of the purchase price is financed directly by the seller, lowering how much outside money is needed to close the deal.

Some buyers want to renovate a property and resell it quickly for a profit, often called a “flip.” Others buy, renovate, rent it out, refinance, and repeat, a strategy known as BRRRR (Buy, Rehab, Rent, Refinance, Repeat). Either way, it starts with the same thing: finding a property priced below what it’s actually worth. We source those undervalued properties for you, in both the US and Canada, and hand you a deal that’s ready to move on.

EXAMPLE

A single-family home listed below market value because the seller needs to close quickly. A buyer picks it up, renovates the kitchen and bathrooms, and resells it for a profit within a few months.

Rather than launching a new venture from zero, this is about finding businesses that are already profitable and structuring a deal to acquire them. A local service business with steady profit, where the owner is ready to retire. We structure the deal so part of the purchase price is paid from the business’s own future earnings, rather than requiring the buyer to pay everything upfront.

A landlord needs three units renovated before new tenants move in. We review the contractor quotes, flag the ones priced too high, and manage the entire job from start to finish, so the landlord never has to be on site.

05 — FIND THE HIDDEN VALUE

Finding the value in a property that nobody else noticed.

Before a property is bought or sold, we look closely at its zoning, municipal bylaws, the local official plan, and current building codes, for owners, sellers, and buyers alike. Sometimes a property is allowed to hold far more units than are currently built on it, or it qualifies for an extra legal unit, and the owner simply never knew. We check the rules against the property itself to find opportunities like this, which can meaningfully increase what the property is actually worth.

EXAMPLE

A property is zoned to allow more units than currently exist, or it qualifies for an additional dwelling unit, such as a legal basement or backyard suite, under the municipality’s official plan. The owner had no idea. Once identified, this kind of opportunity can significantly raise the property’s value.
